What drives the price

  • How much got wet or smoky. Restoration is priced largely by square footage and by the materials affected.
  • Water category. Sewage and other contaminated water cost about twice as much per square foot as clean water, because more has to be removed and treated.
  • Time. Water left for days can get dirtier and spread into more material. The EPA's window for drying before mold usually starts is 24 to 48 hours (EPA).
  • Materials. Hardwood, plaster and finished basements take longer to dry or cost more to replace than vinyl and drywall.
  • Access. Crawlspaces, attics and multi-story leaks take more labor.
  • Contents. Packing out, cleaning and storing furniture and belongings is often a separate line item.
  • Mitigation vs rebuild. Drying and cleanup is one bill; replacing drywall, flooring and cabinets afterward is another.

What you'll actually pay with insurance

If the damage is covered, your out-of-pocket cost is usually your deductible plus anything excluded, such as a gradual leak or flood damage your policy doesn't cover. Red flags in a restoration quote

  • No CCB license number. Oregon requires a contractor's license number on bids and contracts (OAR 812-003-0120). Look it up on the CCB website.
  • A single lump-sum price with no breakdown of tasks and quantities.
  • Pressure to sign before you've read it, or before you've told your insurer.
  • A promise about what your insurance will pay. Only your insurer decides that.

Why is restoration so expensive compared with doing it myself?
