Creek flooding is surface water, which most homeowners policies don't cover without flood insurance (Oregon DFR). If you live near the creek, check your flood coverage before the wet season. New flood policies usually have a 30-day waiting period (NAIC).
Homes and storms
The median Gresham home was built in 1981, and about 48% were built before 1980 (U.S. Census ACS). Multnomah County was part of the federal disaster declaration for the January 2024 ice storm (Oregon OEM). When pipes froze across the region that month, Portland Water Bureau crews answered more than 1,250 calls for service in three and a half days (Portland Water Bureau).
